When to Look for Housing in Korea: Spring 2027 Timeline
Your program starts in March. That makes February feel like the right time to look for a room. It isn't.
By the time most spring students start searching, the rooms closest to campus are already taken, and the ones that are left are either far away or priced for people who are out of options. The good news: the spring housing season follows the same calendar every year, so you can plan around it.
This guide walks through the spring 2027 season month by month, using published Korean language program dates and last year's dorm result windows.
The short answer
- Start shortlisting in November or December. That's when admissions and exchange results come out and the first wave of students begins looking.
- Have a backup before your dorm result arrives. Results usually land in late January or early February, which is the busiest week of the whole season.
- Aim to secure a room three to six weeks before you fly. Earlier if you want to live within walking distance of campus.
Month-by-month timeline
November–December: decide what you need
Exchange selection results and admission packages typically arrive between late November and December. This is the time to decide three things before you look at a single listing:
- Move-in and move-out dates. One semester (about four to six months) and a full year are two different markets.
- Total budget. Monthly rent, management fee, and how much deposit you can pay up front.
- Housing type. Goshiwon, share house, short-term one-room, or a regular lease. Each one has a very different minimum stay and deposit.

December–January: applications close, searching starts
Most Seoul language programs close spring applications between late December and late January (see the table below). Once you've applied, start contacting landlords and agents. Students who begin now get the widest choice of rooms near campus.
Late January–early February: dorm results (the busiest week)
University and language-program dorms can't house everyone. When results come out, every student who didn't get a place starts searching at the same time. If you already have a shortlist, you can act in a day. If you don't, you'll be competing for whatever is left.
Mid-February–early March: arrival and move-in
Move-ins cluster in the one to two weeks before classes start. Confirm your move-in time, how you'll get the keys, and what payment is due on arrival before you fly.
Spring 2027 Korean language program dates (Seoul)
Start dates and application periods published by each school, as checked in late October 2026:
- Hanyang University: starts March 3 (applications Dec 9 – Jan 7)
- Yonsei University: starts March 5 (applications Dec 7 – Jan 15)
- Ewha Womans University: starts March 5 (applications Dec 7 – Jan 26)
- Seoul National University: starts March 8 (applications Nov 2 – Dec 24)
- Sogang University: starts March 9 (applications Dec 14 – Jan 15)
- Korea University: starts March 18 (applications Dec 7 – Jan 22)
- Kyung Hee University: starts March 29 (applications Dec 7 – Jan 22)
Dates can change. Always check your school's official notice before booking flights or signing a contract.
When do dorm results come out?
Based on last year's schedule (the 2027 schedules weren't all published at the time of writing):
- Seoul National University language program dorm: applications in mid-January, results at the end of January.
- Dongguk University language program dorm: applications in late January, results in early February.
- Yonsei University language program dorm: results in mid-January.
Plan as if the answer might be no. A backup you've already researched is worth far more than a week of waiting.
Exchange students: the one-semester problem
Most Korean leases run for 12 months, so a four- to six-month stay needs a housing type built for short stays. Share houses, goshiwon, and short-term one-rooms are the usual answers.

What to prepare before you start contacting landlords
- Your passport and admission or enrollment letter. Most landlords and agents ask for these.
- Exact dates. "Early March" is not enough. Give a move-in date and a move-out date.
- A way to pay from abroad. Ask how the deposit and first month's rent can be paid before you arrive.
- One question about your address. Ask whether you can register your address there. You'll need proof of address for your Alien Registration Card (ARC).

Three mistakes we see every spring
- Waiting for the dorm result before looking at anything else. By then, the best off-campus options are gone.
- Signing a 12-month lease for one semester. Leaving early usually means paying rent until a replacement tenant is found.
- Sending a deposit to a personal account for a room you haven't verified. Fake listings target students who book from abroad.

Frequently asked questions
When should I start looking for housing for the spring semester in Korea?
Start shortlisting in November or December, and aim to secure a room three to six weeks before you arrive. Rooms near campus go first, especially after dorm results come out in late January or early February.
When do Korean university dorm results come out for spring?
Most language-program and university dorm results arrive between mid-January and early February. Check your school's notice, and prepare an off-campus backup before your result arrives.
Can I rent a room in Korea for just one semester?
Yes, but usually not with a standard 12-month lease. Goshiwon, share houses, and short-term one-rooms are the common choices for a four- to six-month stay.
